General Improvement Request — Key Requirements

  • Submit a written request for DRC and Board approval.
  • Scaled drawings are required.
  • No construction may begin until paperwork is submitted and written DRC and Board approval is received.
  • Provide all necessary drawings and documents with the request.
  • Improvements must be compatible in design, material, and color with the original building concept.
  • Requests must be received at least one week before the next Board meeting to allow review time.
  • Licensed contractor requirements apply as stated in the General Improvements Guidelines.
ⓘ Approval reminder: Improvements affecting limited common elements or courtyard areas require Board approval before permits are obtained or construction begins.

Doors & Windows — Replacement in Kind

  • Location drawing required.
  • Replacement must be the same size as the original.
  • Installed in the same location as the original.
  • Similar in style and appearance to the original.
  • Frames are to be white.
  • Trim is to be painted the “House Trim” color.
  • Windows, screens, and doors may not extend beyond the “as built” trim.

  • Location drawings and site plans required.
  • Provide scaled drawings showing irrigation components.
  • Provide irrigation component specification sheets.
  • Provide a scaled drawing showing hardscape location.
  • Provide a hardscape material list.
  • Hardscape may not exceed the stated 60% allowable coverage.
  • Include a signed General Guidelines form and meet slope and drainage requirements.

  • Use approved CertainTeed “Silver Birch” shingles.
  • Exposed flashing is to be painted the “House Trim” color.

Solar Hot Water

  • County of Hawaiʻi building permit required for applications.
  • Solar hot-water units are to use flat-plate design.
  • Panels are placed on the garage roof.
  • Connections must allow panel removal when roofing work is necessary.
  • Owner responsibility includes applicable removal, replacement, repairs, and maintenance.
  • Provide written completion notice for DRC inspection.
